You do not have to understand a long report all at once. Try reading one item in three parts.

Location: which part of the home is this about?
Observation: what did the inspector actually observe?
Next: what needs a question or follow-up?

Keep unanswered questions, such as repair cost or who should assess an item, in a separate note. There is no need to guess a cost or cause the report does not establish.
